Standard Operating Procedure

New York Real Estate Standard Operating Procedures

Pursuant to New York State law, Knickerbocker Realty Group LLC is required to publish its Standard Operating Procedures that detail prerequisites that all prospective buyers (“Prospective Buyers”) must meet before they receive services from an agent. Knickerbocker Realty Group LLC agents must implement these pre-services procedures uniformly with respect to any Prospective Buyer.

Key Procedures:

  1. Prospective Buyer Identification:
    • Not Required: Knickerbocker Realty Group LLC does not mandate identification to work with an agent.
    • Exceptions: Proof of identification may be required:
      • To attend an open house or property showing at the direction of the owner or listing agent.
      • In any other circumstance as directed by a third party, including but not limited to, a seller or listing agent.
  2. Buyer Representation Agreement:
    • Not Required: Knickerbocker Realty Group LLC does not require Prospective Buyers to sign an exclusive buyer representation agreement to work with an agent.
    • Optional Agreement: A Prospective Buyer and agent may choose to enter into an exclusive buyer representation agreement if mutually agreed upon.
  3. Prospective Buyer Evidence of Pre-Approval:
    • Not Required: Knickerbocker Realty Group LLC does not require Prospective Buyers to provide confirmation of a loan or mortgage pre-approval to work with an agent.
    • Third-Party Requirements: A seller, listing agent, or other third party may require proof of pre-approval, including but not limited to, prior to attending a showing or open house or before considering an offer from the Prospective Buyer.
